Qualification Standards

QUALIFICATION STANDARDS FOR PROSPECTIVE RESIDENTS FAIR HOUSING

Dart Properties and all Dart Apartment Communities comply with the Federal Fair Housing Act. Dart does not discriminate on the basis of race, color, religion, national origin, sex, familial status or disability, or any other basis protected by applicable state, Federal or local fair housing laws.

Pricing and availability is subject to change at any time and is not confirmed until a fully completed Rental Application is received and reviewed by Management and all associated application and/or holding fees are paid in full.

Each person that will occupy the apartment who is eighteen (18) years of age or older at the time of lease signing must fully complete the application process and sign the lease. Applications are to be completed in full. Applications containing untrue, inconsistent, incorrect, unverifiable or misleading information will be declined. If such untrue, inconsistent, incorrect, unverifiable or misleading information is discovered after a lease is signed, it shall be grounds for the termination of your tenancy.

NOTE: THE FOLLOWING MUST ACCOMPANY ALL APPLICATIONS:

  • The two most recent original paycheck stubs or Leave or Earnings Statement or signed offer letter on company letterhead (copies to remain in resident file) stating income and date of hire.
  • A valid driver's license, military ID or state issued Photo ID card (view and document only). Valid identification is also required at the time of lease signing. Expired documents are not considered valid.
  • Applicants without a social security number or ITIN number must provide valid immigration documentation (ex. passport with admission stamp, I-94, I-94W or I-20, or other valid applicable immigration documents). Expired documents are not considered valid.

CREDIT HISTORY/CRIMINAL HISTORY

  • Credit reports will be run on each applicant and will be considered in the overall credit worthiness of the application. Unsatisfactory credit history can disqualify an applicant from renting an apartment home at a Dart Community. An unsatisfactory credit report may include, but is not necessarily limited to, such items as past or current bad debts, late payments or unpaid bills, liens, judgments, and/or bankruptcies. If an applicant is declined for unsatisfactory credit history, the applicant will be sent a letter giving the name, address and telephone number of the credit reporting agency that provided the report and provide other information on your rights pursuant to the Fair Credit Reporting Act. 15 U.S.C. § 1681 et seq. An applicant declined for unsatisfactory credit is encouraged to obtain a copy of the credit report from the credit reporting agency.
  • A criminal history and multi-state sex offender search will be conducted for each applicant. Unsatisfactory criminal history or multi-state sex offender search can disqualify an applicant from renting an apartment home at a Dart Community.

RENTAL PAYMENT HISTORY

  • Applicants with previous rental history must provide the current year and previous year of rental history on the rental application. An unsatisfactory rental history may result in a declined application.
  • An unsatisfactory rental history may include, but is not necessarily limited to, any legal proceedings, judgments, evictions, skips, or collections, severe damage to a prior apartment, or termination of a prior tenancy for lease violations.
  • Outstanding rental balances at any Dart Community will result in a declined application.

EMPLOYMENT HISTORY

  • Employment must be verified through reliable means. All applicants who are employed and eighteen (18) years of age or older must submit their two most recent original pay stubs or Leave and Earnings Statement and sign the Employment Verification Form authorizing the person to whom the application is made to verify employment status. In the case of new employment, applicant must present a signed offer letter on company letterhead stating income. Employment must begin within thirty (30) days of the lease start date.
  • Self-employed applicants and/or individuals who operate as “Independent Contractors” for third parties must provide last two paycheck stubs or draws and the most recent tax return.

INCOME REQUIREMENTS

  • Gross monthly taxable income of all applicants who are eighteen (18) years of age or older must be sufficient to cover the rent and other typical household obligations as determined by total income being equal to or exceeding three (3) times the annual current market rent. For savings to be considered in lieu of, or in addition to income, applicant must provide six months of prior savings or checking account statements showing balances consistently exceeding three (3) times the annual rent, or the additional income required. Official documentation must be submitted to support the following, and any other, sources of additional income you wish us to consider, including, but not necessarily limited to:
    • Investment Account/Interest/Trust Fund Income/Dividends
    • Retirement Income/Savings
    • Alimony
    • Child Support
    • Military Housing Allowance
    • Income producing assets
    • Third party payers

ROOMMATES

Each resident is jointly and severally (fully) responsible for the entire rental payment as well as compliance with all terms of the lease, community rules and policies.

MODIFICATION

We may revise the qualification standards at any time. Any changes will be prospective and will be effective once provided to the applicant and posted on our website. Dart does not and will not assume any obligation to notify you of changes to the qualification standards other than posting them on our website and providing this form upon time of application.
