Maintenance Supervisor

Sterling Heights , MI

Responsible for ensuring the assigned apartment community is in good repair at all times, managing assigned staff, completing work orders, and performing other duties as assigned

  • Participates in the development of annual maintenance plan and budget for assigned apartment community and ensures completion of projects and compliance of expenses with approved budget
  • Conducts and implements safety training and enforces all policies
  • Advises management of the most efficient manner to handle repairs and preventative maintenance and completes maintenance projects
  • Ensures all work orders are completed in a timely and professional manner based on priority while providing exceptional customer service
  • Manages the scheduling of suppliers and contractors to be used for maintenance work
  • Performs electrical, plumbing, and HVAC work
  • Installs and repairs ovens, microwaves, washers, dryers, water heaters, and garbage disposals
  • Oversees and performs swimming pool maintenance
  • Responds to after hour emergencies on a rotational basis with other staff


  • Plans, directs, supervises, and coordinates work activities of assigned staff
  • Responsible for employee training and development, performance appraisals, and administration of policies
  • Participates in the interviewing, disciplining, and terminating of personnel 

The ideal candidate must possess all of the following:

  • High school graduate or equivalent
  • A minimum of one year of experience assessing and resolving maintenance issues, including but not limited to: plumbing, electrical, appliances, HVAC, and swimming pools
  • Ability to effectively manage staff and perform duties with minimal supervision
  • Type 1 and 2 EPA Certification or must obtain within six months of hire date
  • Excellent customer service skills
  • Experience performing all facets of the apartment make ready process 
  • Ability to safely use various tools, equipment, and personal protective equipment
  • Ability to use Yardi software system to enter data or must learn to do so within 90 days of hire
  • Ability to effectively manage and execute multiple tasks, projects, and priorities to meet deadlines
  • Ability to think strategically
  • Excellent verbal and written communication skills necessary in order to communicate intricate job-related processes, communicate with residents and others, and complete work order forms
  • Strong attention to detail and accuracy
  • Strong decision-making skills
  • Ability to adapt to change
  • Ability to maintain confidentiality
  • Ability to collaborate with all levels of the organization
  • Ability to maintain composure in stressful situations
  • Ability to use standard office equipment
  • Ability to read, write, speak, and understand spoken English
  • Supervisory experience in multi-family housing maintenance, construction, or a related field
  • Experience working with HVAC refrigeration equipment and performing HVAC repairs
  • Ability to manage a budget
  • Knowledge of Fair Housing regulations
  • Yardi experience
  • Ability to stand and walk on an almost constant basis, including climbing stairs as necessary
  • Ability to bend, squat, stoop, kneel, twist, pivot, reach, crawl, and lie on side
  • Ability to lift, pull, and push 60 pounds
  • Ability to perform indoor and outdoor activities in all weather conditions
  • Visual acuity adequate to perform all essential duties and responsibilities
  • Must have and maintain a valid Michigan driver’s license with an acceptable record
  • Must have reliable transportation to respond to work orders
  • Must live within a 45-minute drive time of the assigned property according to MapQuest
